What does MJ Engineering Projects do?

MJ Engineering Projects is a Sydney remedial engineering consultancy, operating since 2007 from our Artarmon office. We investigate building defects, determine their cause, design and specify the rectification, run the tender to a remedial contractor and superintend the works to completion. We act for owners corporations, strata managers, lot owners, commercial building owners and government clients.

A remedial engineer diagnoses defects in existing buildings, designs the repair and documents it in a technical specification, then verifies the work is built to that design. A remedial builder carries out the physical repairs. Keeping the two roles separate means the party checking quality is independent of the party being paid to build.

Engage one as soon as a defect is suspected: cracking, concrete spalling, water ingress, drummy tiles, corrosion staining or membrane failure. Early diagnosis is almost always cheaper than repairing consequential damage later. If the matter may end up in tribunal or court proceedings, involving an engineer early also preserves the evidence trail.

The usual sequence is a site inspection and diagnostic report, then a technical specification for the repair, including a regulated design where the law requires one. We then invite tenders from suitable remedial contractors, recommend an offer, and superintend the works through to completion, including inspections and defect close-out.

Fees depend on the size of the building, the nature of the defect and the level of investigation required, so we do not publish standard prices. Once we understand the scope we issue a fixed fee proposal setting out inclusions, exclusions and timeframes, so costs are agreed before work begins.

No. We are consulting engineers, not builders, and we stay independent of the contractors who price and perform the works. We prepare the specification, run the tender and superintend delivery, so the advice you rely on is never shaped by a commercial interest in the construction work.

Owners corporations and their strata managers make up much of our work, alongside lot owners, commercial and industrial building owners, asset and facility managers, government bodies, and lawyers and insurers who need independent engineering evidence.

Yes. MJ Engineering Projects is a registered Design Practitioner under the Design and Building Practitioners Act 2020 (registration DEP0002740). For work on class 2, 3 and 9c buildings we prepare regulated designs, issue design compliance declarations and lodge them on the NSW Planning Portal before construction starts.

Under section 106 of the Strata Schemes Management Act 2015, the owners corporation must maintain and repair common property, which usually includes the structure, external walls and waterproofing membranes. Defects within a lot are generally the owner’s responsibility. Our reports identify where a defect originates, which usually settles who pays. This is general information, not legal advice.

Yes. We prepare expert reports for tribunal and court proceedings in accordance with the Expert Witness Code of Conduct, and our engineers can give oral evidence and take part in expert conclaves. The same rigour applies to reports prepared for insurers and adjudications.
