What is combustible cladding and why is it a problem?

Combustible cladding, most notoriously aluminium composite panels with polyethylene cores, can allow fire to spread rapidly up the outside of a building, bypassing internal fire compartments. NSW has banned the use of certain aluminium composite panels on multi-storey buildings, and buildings identified with high-risk cladding can be subject to fire safety orders requiring rectification.

Start with what already exists: the building’s cladding registration history, any fire safety orders, and previous facade assessments. Where records are inconclusive, a facade inspection with sampling and laboratory testing identifies the panel types and core materials, and a fire engineer assesses the risk they pose in the context of the building. We coordinate that process and translate it into a clear position on what, if anything, must change.

For class 2 buildings, yes. Cladding replacement involves regulated designs for the building enclosure and fire safety elements, which must be declared by a registered Design Practitioner and lodged on the NSW Planning Portal before work starts. MJ Engineering Projects holds Design Practitioner registration DEP0002740 and prepares and declares these designs as part of the engagement.

Not necessarily. The outcome depends on the fire risk assessment: some buildings need full replacement, others partial replacement or a performance solution that manages the risk in place. What matters is that the decision is made on documented engineering and fire safety grounds, so the owners corporation can demonstrate compliance to insurers, certifiers and any future purchaser.

We act as the owner’s independent consultant: coordinating investigation and testing, working with the fire engineer, designing and specifying the replacement system, running the tender, and superintending construction through to completion and compliance documentation. The building gets one accountable engineering point of contact from first assessment to final certificate.
