Remedial Engineering Solutions Sydney

MJ Engineering Projects are Sydney remedial engineers who diagnose building defects, design the fix, consult on new construction projects, and project manage the repairs through to completion. We work with strata managers, owners corporations, building owners, commercial property managers, lawyers/solicitors, insurers, builders and developers across Greater Sydney, on residential, commercial and infrastructure buildings. Since 2007, we have inspected and rectified defects on more than a thousand Sydney buildings, with one point of contact from the first condition assessment to the final handover.

What We Do & Why You Need a Remedial Engineer in Sydney

A remedial engineer determines why a building is failing, then designs and oversees the repairs that rectify the issue. It is a different job from a structural engineer who designs new structures. Remedial engineering focuses on existing buildings, identifying the root cause of a defect rather than just the symptom, and specifying a solution that is both effective and compliant with code.

Our work follows a clear cycle. We diagnose the defect with a condition assessment and diagnostic investigation. We design a rectification strategy that meets the relevant standards. Then we manage the remedial works through to completion, so the people who own and run the building are not left coordinating trades themselves.

For strata managers and owners corporations, that last part matters most. A defect that is patched without finding the cause tends to come back, often worse and more expensive. Getting the diagnosis right is what separates a repair that holds from one that fails again in two years.

Our Clients

Building Defects: What We Investigate and Fix

Most of the buildings we are called to share a handful of recurring defects. We investigate all defects and design the rectification.

  • Waterproofing failure and water ingress: failed membranes and seals let water into balconies, basements, planter boxes and bathrooms. Water ingress sits behind a large share of strata defect claims, and it rarely fixes itself.
  • Concrete spalling and concrete cancer: when moisture reaches the steel reinforcement inside concrete, the steel rusts and expands, cracking and breaking away the concrete around it. Left alone, concrete spalling spreads and weakens structural elements like slabs, columns and balconies.
  • Structural deterioration, cracking and corrosion: facades crack, render fails, and embedded steel corrodes over time, which is both a safety issue and a water entry point. Facade remediation restores the building envelope and protects what is behind it.

These defects often turn up together, because water is usually the common thread. Part of our job is working out which defect is the cause and which are the consequences.

We cover the full remedial process, from the first inspection to the final sign-off, and clients can engage us for a single stage or the whole project. The services fall into four areas.

Assessment, diagnosis and reporting

  • Building condition assessments, diagnostic investigations and structural inspection reports that pinpoint what is failing and why.
  • Inspection reports, defect reports and expert witness reports written for committees, owners and legal matters.
  • Maintenance planning, so a building's repairs are scoped and budgeted before they turn into emergencies.

Design and specification

  • Rectification design across structural, facade, hydraulic and civil engineering.
  • Technical specifications and scopes of work prepared to meet NSW requirements and the National Construction Code.
  • Regulated and declared designs prepared as a registered design practitioner under the DBP scheme.

Remedial works we design and oversee

  • Concrete spalling repairs and concrete remediation.
  • Waterproofing repairs and water leak rectification.
  • Facade rejuvenation, plus cladding and fire protection upgrades.
  • Balcony repairs, balustrade replacement, and window and door rectification.
  • Magnesite repairs and structural rectification.

Project delivery and disputes

  • Tender processing and contract administration.
  • Superintendent duties and project management, so the remedial works are delivered to the design on a managed program.
  • Forensic engineering and expert witness services for when a defect ends up in dispute, which strata managers and lawyers call on when a building defect becomes a legal matter.

We also offer consultations for new construction projects at MJ Engineering Projects. Working with Tier 1 to Tier 3 builders, architects, developers and project managers, we provide design review, waterproofing design input and façade and building envelope consulting.

Whether you need one condition assessment or a consultant to run the whole job, you deal with a single point of contact across every stage. The full list is on our remedial engineering services.

Professional Credentials, Certifications & Registrations

Our credentials reflect a strong commitment to professional standards, compliance, and continuous improvement. We maintain active involvement with leading industry bodies and hold recognized certifications and registrations, including ISO Certifications and NSW regulatory registrations.

Compliance and Regulated Designs in NSW

Remedial work in NSW is regulated, and getting the compliance right protects the building owner as much as the building. Our designs are prepared to meet the National Construction Code and the Building Code of Australia, and to satisfy NSW Fair Trading and the Design and Building Practitioners (DBP) requirements that now apply to many remedial designs on residential apartment buildings.

Where a design is a regulated or declared design under the DBP scheme, it must be prepared and certified by appropriately registered practitioners and lodged correctly. We prepare designs through registered practitioners listed on the National Engineering Register.

For strata buildings caught by combustible cladding rules, we have worked within Project Remediate, the NSW Government program for replacing combustible cladding on eligible residential strata buildings.

What does a remedial engineer do?

A remedial engineer diagnoses defects in existing buildings, designs the repairs, and oversees the remedial works through to completion. The focus is on finding the cause of a problem like concrete spalling or water ingress, not just patching the symptom, then specifying a fix that meets code and lasts. It covers assessment, design and project management. At MJ Engineering Projects, we also provide designs for new construction projects. We work with Tier 1 to Tier 3 builders, architects, developers and project managers, offering design review, waterproofing design input and façade and building envelope consulting.

Call a remedial engineer when a building shows defects like cracking, concrete spalling, leaks or water ingress, balcony or facade damage, or when an owner’s corporation is planning major repairs and needs a defect report and scope of works. A condition assessment early on is usually cheaper than reacting to a defect after it has spread.

A structural engineer usually designs new structures and the loads they carry. A remedial engineer works on existing buildings, diagnosing why something has failed and designing the rectification. The two overlap, since remedial work often involves structural engineering, but remedial engineering is specifically about assessing and repairing defects in buildings already in use.

It depends on the building, the type and extent of the defects, and how much of the process you need, from a single condition assessment to full project management. There is no fixed price, because every building is different. We scope the work after an initial assessment and give you a clear fee before anything proceeds.

Look for registered, experienced practitioners, ideally listed on the National Engineering Register, and holding the right Design and Building Practitioners registration, where the work involves a regulated design on a residential apartment building. It is reasonable to ask any consultant to show their registration and relevant experience on similar buildings before you engage them.

Yes. Strata managers, owners corporations and building owners are a large part of our work. We prepare condition assessments and defect reports written for committees to act on, can attend general meetings to explain findings, and manage the remedial works so the committee deals with one consultant rather than coordinating trades and reports themselves.
