In this case, the structure consisted of concrete columns, a beam-framed structure with brickwork infills and a concrete ceiling. Additionally, the building had 10 floors and there were 54 units of residential housing as well as commercial offices and shops on the ground floor of the building.
There were serious structural problems in the building, including concrete spalling because of low cover, deteriorated balcony tiles and bedding, balcony balustrades that deteriorated, and waterproofing issues on the podium level as well as within the swimming pool. The building had a substantial risk of render delamination falling onto the commercial side of the building and onto the street below due to the severity.
MJ Engineering Project was tasked to conduct the rectification of deteriorated balcony tiles, balcony waterproofing, replacement of the balustrade system, as well as the waterproofing membrane system on the podium level.
