Building Maintenance | Remedial Works In Little St, Lane Cove

Remedial works at Little Street, a three-storey strata complex of eight apartments in Lane Cove, have repaired concrete spalling, renewed balcony finishes and introduced modern drainage and waterproofing systems. MJ Engineering Projects managed structural repairs, coating application and fixture replacement, giving the building a fresh appearance and stronger defence against weather while routine building-maintenance tasks continued on schedule.

Project Background

Investigations revealed reinforcement corrosion along balcony slab edges, failed wall-cavity flashings and damp balcony substrates that did not drain correctly. Outdated balustrades no longer met current National Construction Code (NCC) load clauses, and flaking acrylic coatings left the façade patchy. MJ Engineering Projects recorded these defects with moisture mapping, hammer sounding and cover-meter scans, then prepared an NCC-aligned remediation scope. A selective tender appointed a specialist contractor, and our team acted as superintendent to certify quality while residents remained in place.

Scope of Remedial Works

  1. Repair concrete spalling

  2. Replace wall-cavity flashing

  3. Repair delaminated render

  4. Remove and replace balcony balustrades

  5. Waterproof and tile balconies

  6. Render balcony-slab edges

  7. Remove and replace balcony doors

  8. Replace light fittings

  9. Apply low-sheen acrylic coatings

Key Challenges and Solutions

Resident liveability during balcony closure
Each unit relies on a single balcony for ventilation. Doors were removed in stages  and works progressed in a rolling  cycle, allowing balconies usable while other stages underwent repairs, which preserved habitable conditions throughout the project.

Dust containment and interior protection
Concrete breakout, tile removal and render grinding generate airborne particles. Scaffold mesh sealed each work zone, negative-pressure vacuums captured dust at source and daily wipe-downs kept living areas clean.

Conclusion

The Lane Cove remedial-works programme replaced leaking balcony membranes, repaired structural concrete and installed compliant balustrades without relocating residents or interrupting daily building maintenance. Fresh low-sheen acrylic coatings unify brick and render, new flashings redirect water away from cavities and modern light fittings upgrade safety.

MJ Engineering Projects applies more than fifteen years of remedial-works experience to balcony, façade and drainage challenges across Sydney. For additional case studies visit our blog or contact the remedial works team for tailored advice on waterproofing, concrete repair and façade renewal.
