With over a decade of experience in the remedial building maintenance field, MJ Engineering Projects are able to provide a wide range of services. An example of such a project was carried out at Vaucluse. The construction consisted of concrete columns, and the frame structure consisted of beams with brickwork infill. The building was 3 floors high with a total of 32 residential units arranged over 3 floors.
In this project, the main issues that needed to be addressed were brickwork mortar fretting, inadequate waterproofing on balconies, delaminated render, water penetration through the external facade, non-conforming brickwork balustrades, severe concrete spalling due to low cover, as well as many other related issues. As a whole, MJ Engineering Projects was able to successfully complete the project within the required timeframe and to the satisfaction of the client.
MJ Engineering Projects identified that water penetration was the result of inadequate waterproofing on balconies as well as an extremely high level of chloride contamination within the concrete matrix that required rectifying works to ensure a long life for the building. As a result, the team at MJ Engineering Projects were able to quickly diagnose the problem and implement a resolution that met the needs of the project in a timely manner. MJ Engineering Projects was been able to save the building from costly and potentially dangerous repairs in the future because of their expertise and attention to detail.
The full scope of work was done by an experienced contractor, specialising in remedial works. This was completed through a competitive tender process to ensure that the project would be completed on time and on budget. As the Superintendent, MJ Engineering Projects was engaged by the client, to ensure quality workmanship was carried out in accordance with the technical specification, with the objective of ensuring the successful completion of the project.
